MIKE HARDY

Text Box: Years before Mike ever thought of a career in real estate he had a successful restaurant career that started with a part time job as a busboy/dishwasher when he was 15 years old. While in college he worked for Steak’n Ale Restaurants as a waiter, cook, bartender and trainer. As a manager with Gilbert Robinson Restaurants, he worked in their Houlhan’s, Annie’s SantaFe, and Plaza III concepts during a time that the company was experiencing dramatic national growth.

Text Box: Mike’s first venture into the restaurant business was a failure. Naïve and under capitalized it closed ten months after it opened for business. He opened and operated two more restaurants and sold them in 1984 to purchase an existing property management company. Twenty-two years later, Hardy Asset Management is still operated by his wife Virginia. In addition to his limited duties with Hardy Asset Management, Mike earned a series 7 securities license and sold real estate limited partnerships interest for Allied Group Securities Corporation.
In 1980 Mike joined Block & Company Commercial Realtors as an independent agent specializing in restaurant real estate. As a tenant rep with no clients and no background in real estate Mike enrolled in the CCIM education program. He was designated a Certified Commercial Investment Member (CCIM) by the Commercial Investment Institute in 1993 and was invited to join the Council of International Restaurant Real Estate Brokers (CIRB) in 1995 after being recommended by one of his clients.
By the time he resigned from Block to form Hardy Peterson Retail Group/ H P Realty, Inc. in 1995, his client list included: Circuit City, Outback Steakhouse, Hal Smith Restaurant Group, IHOP, and Buffalo Wild Wings. Because they were able to offer development services H P Realty added Target, Petco, and Fleming Foods to its client list and over the next nine years was involved in the land assemblage, entitlement, pre-leasing and development of over two million square feet of retail including the Target anchored retail centers in the Kansas City trade area: Olathe Station, Shawnee Station, State Line Station, and Chouteau Crossing. Today Hardy Realty, Inc. continues to offer a full menu of real estate services to its clients.
Throughout his career Mike held on to his restaurant roots and has always worked with a select hand full of restaurant tenants. His background in restaurant operations combined with his real estate experience gives Mike a unique perspective of restaurant real estate. There isn’t any job in a restaurant he hasn’t done, he knows the value of the right site, he understands the entitlement and approval process and he can ask himself "would I put my money in a restaurant, on this site?"
